Challenge
Establishing an office tower that exceeded LEED Platinum standards required rigorous exploration of advanced design strategies, including optimizing the building’s form, orientation, and systems through digital modeling and full‑scale component mockups.
Solution
The design was informed by analysis of wind patterns, solar orientation, workplace habits, and interior air quality. Passive strategies—such as optimized orientation, reduced lease span, and an automated double‑skin façade—were combined with active systems including chilled beams, dual‑wheel energy recovery air handlers, high‑efficiency boilers and chillers, and radiant panels. A central solar chimney worked with the façade system to provide natural ventilation, heating, and cooling.
Results
The tower provides natural light to more than 90% of work areas and enables natural ventilation for up to 42% of the year. Energy use is reduced by as much as 50%, and potable water consumption is reduced by 77% through onsite treatment and recycling. The building also supports downtown revitalization by creating an open, transparent street‑level presence and contributing to local sustainability initiatives.
